Most Commercial Roof Inspections Miss What Matters
In the Keystone State, commercial roofs endure a brutal cycle of heavy snow, high-humidity summers, and more than 40 freeze-thaw cycles each year. A simple walk-through isn’t enough to protect a multi-million-dollar facility. Most roof inspections rely on satellite measurements or quick visual checks. We don’t.
At 768 Roofing, we perform a true forensic evaluation—physically walking the roof, hand-measuring critical areas, and investigating real conditions, not assumptions. Our goal is to determine the remaining service life (RSL) of your system and uncover hidden failures before they turn into costly interior damage or mold.
That’s how we identify problems other contractors miss—and why our recommendations hold up long-term.
Infrared Moisture Scanning
We identify trapped water beneath the membrane that causes deck rot and mold before a leak appears.
Core Sampling
We verify the number of roof layers and inspect insulation condition through physical samples.
Seam & Flashing Diagnostics
We test critical welds and flashing to ensure structural integrity at vulnerable points.
Drainage & Pitch Analysis
We identify ponding issues that can lead to premature failure and warranty risks.
Is Your Facility Compliant with 2021 UCC Standards?
A 768 Roofing inspection includes a review of the latest Pennsylvania building codes. If your roof was installed before January 1, 2026, it likely does not meet the current R-30 insulation mandates.
We help you understand your “Compliance Gap” so you can plan for future upgrades that meet the law and maximize your energy efficiency.
R-30 Insulation Verification
We determine whether your system meets Pennsylvania energy code requirements.
Snow Load Assessment
We evaluate structural capacity based on current PA snow load standards.
Warranty Validation
We ensure your maintenance practices keep your warranty enforceable.
When Should You Schedule a Roof Inspection?
A professional inspection is most valuable when it helps you make a decision—or avoid a costly mistake.
Post-Storm
After hail or high-wind events to identify hidden damage before it worsens.
Pre-Acquisition
Before buying or leasing to avoid inheriting costly roofing liabilities.
Annual Maintenance
To extend roof life and catch issues early—often reducing long-term costs by 20–25%.
No matter when you schedule, the value is in what you receive after the inspection.
The 768 Precision Audit Report
Delivered Within 48 Hours
Every inspection includes a detailed, data-driven report designed to help you make clear, defensible decisions.
Thermal imaging is a great tool, but it can give false positives. We never trust a screen alone. We use thermal to find the ‘area of interest,’ then we verify it with physical probes and hand-measurements. We don’t guess with your budget.
High-Resolution Photo Documentation
High-Resolution Photo Documentation
Moisture Map (if thermal scanning is performed)
Identifies trapped water beneath the membrane before visible failure.
Budgetary Projections
Transparent pricing for targeted repairs vs. full replacement planning.
Prioritized Action Plan
A clear, prioritized roadmap outlining what needs immediate attention, what requires ongoing maintenance, and what can be planned as a future capital expense.
What Facility Managers Need to Know About Roof Inspections
Get clear answers to the most common questions facility managers have about inspection frequency, insurance documentation, and maintaining warranty compliance.
How often should I have an industrial roof inspected?
We recommend a Bi-Annual schedule (Spring and Fall). In PA, the expansion/contraction after a hard winter can stress seams that looked fine in October.
Do you inspect roofs for insurance claims?
Yes. We provide the forensic data and photo evidence required to help adjusters understand the full scope of storm or hail damage.
Is an inspection required for a warranty?
Most manufacturers, including Duro-Last, require documented annual maintenance and inspections to keep your NDL warranty in “Good Standing.”
